Before Move In
Are Utilities Included In The Rent?
All of our properties vary. Please review our webiste or contact your leasing agent.
When Can I Pick Up My Keys?
Once all paperwork and payments have been received, a date and time should be scheduled with your leasing agent to pick up keys and conduct move in inspection.
Do I Need To Book The Elevator?
Contact our admin team to assist with elevator bookings and times prior to move in. This will vary by property.
Do I Need Tenant's Insurance?
Yes, prior to move in, we will need to receive a copy of your tenants insurance.
Do You Require A Deposit?
Yes, with our application, a $200 deposit is required. This is only deposited if approved and is deducted from last months rent. Prior to move in we require first and last months rent and a key deposit
How Long is the Lease Term?
Minimum lease terms are typically 12 months. Flexible and short-term leases may be available. Please enquire directly with leasing agent.
How Do I Schedule A Viewing?
Via a call or email enquiry, our leasing agent will be in touch with you to book you in for a viewing.
How do I apply?
To apply, you may fill out our online application form or our leasing agent will send you the application form and requirements to get started.
Current Residents
Can I Hang Pictures, Mount A TV And Personalize My New Home?
Yes, we want you to make the space your own. Don't forget to rtuen your apartment to its original condition before you move out.
When Is Rent Due?
Rent is due on or before the 1st of every month.
Can I Sublet/Assign My Lease?
Yes, but only during your initial lease term and any new residents must be apporved by Drake Property Management.
How Do I Add/Remove Somone From The Lease?
Contact your property manager who will put you in touch with the leasing department to add/remove any leaseholders.
I have A Visitor Staying The Night, Do You Have Visitor Parking?
Vistor parking availability varies by property. Please check with your property manager. Visitor permits will need to be issued.
How Do I Pay Rent?
Rental payments are accepted though our online payment system, TenantPay. We also accept cheques in the mail.
Maintenance
What Do I Do In The Event Of An After Hours Emergency?
Please contact our after hours emegernecy line. 905-452-9820. Ext 2.
How Do I Submit Maintenance Requests?
A maintenance request form can be found on our website. Furhter contact details for our maintenance team can be found in your tenant handbook. Please allow 2 business days for maintenance issues to be addressed.
Ending Your Lease
When Do I Get My Deposit Back?
3-4 weeks after mvoe out.
What Happens When I Move Out?
Before your move out, the property manager will do a move out inspection to review unit condition and address any issues, damages or charges. Unit keys will need to be returned.
What Happens If I Would Like To End My Lease Early?
Contact your property manager and we can discuss options with you. Further information can be found in your tenant handbook.
I Want To Move Out, What Do I Do?
Contac your property manager and send in Notice To Vacate request. 60 days notice is rquired if you have a monthly fixed-term tenancy.
